As more companies announce changes in work-from-home policies and plans to bring employees back to work in the office, there is a growing demand for office space. When Aegis Security Insurance Company ended its work-from-home policy, it was clear the company needed additional space in Phoenix to accommodate its staff. The firm’s existing Phoenix office could not easily be reconfigured with more desks or meeting space to provide a workable solution.
Fortunately, Orsett Properties, the landlord for Aegis’ original office space, had another property that was a good fit. It is a new building that Orsett Construction, a subsidiary of Orsett Properties, had under construction with a larger office suite totaling 16,856 available square feet. The building was still under construction and tenant improvements were needed to make it meet Aegis’ needs. LaunchPM was tapped to oversee the landlord-led tenant improvement project.
Tenant improvement in stages
Aegis moved out of its original office space and into the new building that was still under construction. The TI project began in July 2024 and was completed in February 2025. To navigate the challenge, LaunchPM broke the project into three phases.
Phase one: Work was initiated and focused on construction in one-third of the 16,000+ sf space to allow most of the employees to work from the office immediately.
Phase two: LaunchPM had the contractor start and complete improvements to the office suite’s common areas that required a permit, which include the employee breakroom, restrooms, the lobby and the company lounge.
Phase three: LaunchPM managed the upgrades, additions and furniture installation, navigating and coordinating with four different vendors to ensure communication and timing were seamless and the office was equipped to allow the remaining employees to come into the office.
LaunchPM worked with the property management company’s contractor arm – Orsett Construction for the buildout, Redpoint contracting for the utilities installation and Arizona Corporate Interiors (ACI) – a division of OPACS to space plan and provide furnishings. The project, located at 2501 W. Grandview Rd., was officially completed on February 17, 2025.
