LaunchPM recently wrapped a big update to the lobby and medical offices located at 90th St. and Mountain View Rd. West Coast Capital Partners (WCCP) hired the LaunchPM team to manage and implement a comprehensive interior upgrade to the lobby, common area and restrooms, along with three select medical suites.

Design for the renovation project was underway in October 2024 for the lobby and common areas, and construction began on the office suites in March 2025. The project was complete in July 2025. The biggest challenge for LaunchPM and the general contractor was the need to conduct the work in an existing occupied building where tenants required access during construction.
The lobby and common area renovation included the removal of existing flooring and installation of elegant, large-format stone flooring; modern slatted wood finishes were added to the walls, along with the addition of new lighting. Contemporary sconces were added to the corridor walls, and a modern chandelier was added to the lobby entrance. The building elevator and restrooms also received upgraded finishes.
Suite Modification
Two existing medical suites totaling 5,242 square feet combined were updated with upgraded light fixtures and high-end finishes. The third suite totals 1,389 square feet
Each suite includes multiple exam rooms and common spaces. The largest suite, 3,080 square feet, was reconfigured into two medical spec suites.
Again, working in an occupied office building presents its own set of challenges, although the suites did not have current

tenants. The biggest challenge LaunchPM encountered related to the building’s structural design. Issues were discovered during the construction process. To address and overcome issues and determine the best solution, LaunchPM had the contractor x-ray the structure to identify locations of structural components and then worked in parallel with the architect to modify the suite design accordingly. Design modifications had to be made, along with changes to structural components.
Taking a project from concept to completion takes a team. For the 90th and Mountain View medical building in Scottsdale, LaunchPM enlisted the expertise of Breise Construction as the general contractor, Ware Malcomb’s design team and Peterson Consulting Engineers.
The Solution
Getting the work done while tenants had to come and go through the building lobby, common areas and offices required detailed planning and scheduling of construction crews. We worked closely with the contractor and the landlord to provide tenants with constant scheduling updates, so they were aware of when we were doing work in each area. In some cases, the team had to work nights and/or weekends to finalize construction without disruption to the building tenants.
