The LaunchPM team recently managed a tenant improvement project for Med Properties on behalf of Arizona Diagnostic Radiology, a division of the RadNet family of imaging centers. RadNet is a leading provider of radiology technology with corporate offices in Los Angeles and imaging centers operating in eight states across the U.S., including Arizona. The new 12,460-square-foot space for Arizona Diagnostic Radiology is situated within a new medical building located in Gilbert, adjacent to Dignity Health Mercy Gilbert Medical Center. LaunchPM worked closely with the client from planning through to completion and move-in. Planning and construction on the project started in August 2023 and was completed in October 2024.
Arizona Diagnostic Radiology is a state-of-the-art facility that provides imaging services for obstetrics, health screenings and orthopedics, which required specific preparation for the proper installation of a variety of radiology equipment.
Radiology equipment that was installed includes:
- PETCT
- X-Ray
- Ultrasound
- MRI
Moving magnets
The space includes five offices, three exam rooms, three ultrasound rooms, two MRI rooms, two X-ray rooms and a PET/CT room. The medical suite also features four dressing rooms, reception and waiting areas, two quiet rooms, a lactation room, kitchen, bathrooms and several storage rooms and closets. Each exam room had very specific requirements that had to be integrated into the plan. Lead and copper lining for the radiation from the MRI machines were necessary, along with specialty HVAC equipment to keep the magnets cool. The floors must be extremely level to prevent any movement of the machines.
One MRI magnet weighs 1.5 tons and the other weighs three tons. To move them into the building, the construction team had to remove the storefront of the building wall to then carefully move each magnet through approximately 150 feet of the suite on small castors and wheels to properly install the equipment in its final destination. The installation process took roughly four hours per magnet. Navigating the magnets around corners required a team of six movers and approximately 45 minutes of small adjustments to maneuver each corner.
Overcoming obstacles
When a project requires heavy or specialized equipment or technology, the LaunchPM team understands there are details that must factor into the plan. For some projects, it requires opening walls or enlisting a crane to move large equipment into the space, for others, it can mean working with the general contractor and electricians to ensure the floors are correctly installed, the electrical system can handle the required power and the outlets are correctly installed. For Arizona Diagnostic Radiology, it was vital to have a project manager who could assess the needs and communicate them to the construction team.
